Debut development will have rivals green with envy

FIRST impressions are all important, a fact which has clearly been to the fore in the thoughts of the team at Cairngorm Homes when they set about planning their debut development.

The Paddocks, in Kilwinning, Ayrshire, is producing a selection of four- and five-bedroom family homes. And it's not only these properties' appearance that is making a good impression.

They have been designed to incorporate eco-friendly features - at affordable prices.

Kathy McFarlane, sales negotiator at the Paddocks, off Meadowpark Road, said: "The Paddocks is Cairngorm Homes' first development in Scotland and it was important to get it right straight from the start.

"I think we've achieved that goal and, although it's a bit of a cliché nowadays, these really are luxury homes at a great price."

But there's more than just great value for money on offer at the Paddocks. Cairngorm's eco-friendly features in all their homes will be of great benefit to both buyers and the environment alike.

Improving the eco-friendliness of new homes is seen as a top priority by the management team at Cairngorm and their properties at the Paddocks include a number of green features.

They are designed to incorporate solar heating panels as optional extras.

Then there are the sun lounges, areas which Cairngorm describes as sun warming rooms. Their walls use a fabric that enables the house to retain warmth for longer from the passive heat that is generated.

Six house types form the design selection at this 36-home development.

All are detached villas with internal living spaces ranging from 1,500 square feet up to 2,300 square feet.

All come with either an integral or detached garage and en suite facilities for two of the bedrooms.

Kitchens are equipped with a stainless steel oven, gas hob and chimney hood, fridge-freezer and dishwasher.

Right from the outset, buyer reaction to this new venture has been a runaway success.

The first phase of a dozen properties sold off-plan within weeks of release.

Now a limited number of homes in the next phase have been released along with Cairngorm's first showhome, a four-bedroom design.

The layout of this new showpiece, which is complete with an integral garage, includes a bay windowed lounge, separate dining room, cloakroom and kitchen with the nearby sun warming room on show as a semi-alfresco dining area.

Two of the bedrooms come with en suite facilities with the main bathroom serving the other two bedrooms, and all four bedrooms include wardrobes with sliding doors.

But at this showhome visitors are being encouraged to study the exterior of the showhome as well as the interior.

For outside it highlights the development's green dimension. Solar panels have been installed on the roof, a feature which can generate up to 70 per cent of the home's hot water.

The current release at the Paddocks, Kilwinning, has prices ranging from £230,000 to £270,000, with agents Allen and Harris Land and New Homes handling marketing.

Opening times at this debut venture, which Cairngorm Homes hope will leave an impressive and lasting impression with househunters, are Thursdays to Mondays between 11am and 5pm.
