Micro Homes the answer to affordable city living

Posted: 2009/04/28
MICRO Homes - flats which make great use of compact space and which boast high specifications - are to be officially launched on the Scottish property market next month.
They are making their debut at St George's Point, a development at St George's Cross, Glasgow, close to both the city centre and the West End.
Scheduled to launch on May 5 when the first phase is being released, this new concept is being introduced to Scotland by the Stewart and McKenna Group, one of the country's leading property development and off-plan sales companies.
Designed to match the needs and buying power of first-time buyers each Microflat within the development beside Garscube Road will have its price capped at £100,000.
Each will have around 400 square feet of accommodation consisting of a bedroom, living room, kitchen and bathroom, plus a balcony. Enhancing their appeal even more will be integral high-tech features such as flat-screen televisions, digital media docking stations, gaming consoles and iPod-style lighting switches.
Micro living has become increasingly popular in the London property market in the past fi ve years and the Stewart and McKenna Group see these innovative homes providing an additional property option for first-timers in Scotland, a section of potential buyers which the firm believes has been neglected north of the Border.
As Steve McKenna, the CEO of Stewart and McKenna, explained: "It's so important in the current diffi cult climate that fi rst-time buyers are catered for appropriately by the market.
"There are very limited options in the market at the moment for first-time buyers to buy affordable, high-quality housing which meets the exact needs of the rising city-dwelling generation.
"First-time buyers are the foundation of the property industry and we must ensure that they are given every opportunity to get on to the ladder, particularly in the current economic climate."
The developers are confident these homes will prove popular with a broad range of buyers and they are already planning to develop similar Micro properties at developments throughout Scotland in the next few years.
"There is demand for affordable and smaller studio and one-bedroom properties, and that demand looks set to rise, " continued Mr McKenna.
"The St George's Point Microfl ats supply this demand by appealing to young single professionals and students, but they will also work for young couples who have a busy career life."
In addition to the Microflats at St George's Point, the development will include a selection of one- and two-bedroom apartments offering up to 950 square feet of accommodation.
Despite being larger, these properties, too, will have the accent on affordable prices.
The one-bedroom apartments will be on release from £95,000 with the two-bedroom versions selling from £150,000.
Steve McKenna said: "The oneand two-bedroom apartments offer more space and provide contemporary, stylish city living at affordable prices.
"They also offer an entry point into the property market for firsttime buyers or those looking to move into more cosmopolitan developments."
A show apartment at the Glasgow development is also scheduled to open when the development makes its official launch on May 5.
