HOLIDAY swap sites featured in films such as The Holiday, starring Cameron Diaz and Kate Winslet, were the inspiration for a new property marketing initiative being launched in Scotland.
Under the title of the SOS Property Matchmaking Service, it's a bricks and mortar lonely hearts scheme. The goal is to match sellers, enabling them to buy their next property in the knowledge of having a buyer for their existing home.
The firm behind it is legal, financial and property specialist Pagan Osborne. It was property services director Matthew Gray who hit on the idea.
"Friends have used holiday home swap sites and gone to some amazing places, " he said.
"It's a simple concept but one that works well. I could see no reason why it shouldn't be replicated when it comes to buying and selling property."
Now the idea is a business reality, he hopes it will help bring back confidence to the property market. Pagan Osborne has five offices in the Fife and Edinburgh areas.
Mr Gray said: "There is no denying we are operating in a difficult market.
"But one of the biggest challenges we face is one of confidence.
"By pairing our sellers we give them confidence. They can be sure of smooth transition between homes.
"It used to be the case that people would take more risks and purchase their dream property as they were confident that their current home would sell.
"That confidence has taken a battering in today's climate."
But Mr Gray is confident this property matchmaking concept will prove very successful.
He explained: "What is really needed in times of difficulty is innovation.
"There is no denying that we are experiencing both financial and property crises but people still need to, and want to, move home.
"Estate agents need to offer support and guidance to make that move happen."
Gillivoan House at Latheron, Caithness, a lovely home which is up for sale through agents Knight Frank at offers over £295,000, should prove to be a winner for northern homehunters keen to land a property with character and history.
This B-listed sixbedroomed property, which dates from the mid-18th century, has at one time or another been the laird's house and also a Free Church manse.
